Escrow documents to be completed, signed and returned
to escrow holder

SELLER

Prepares for home inspections
Escrow documents to be completed, signed and returned
to escrow holder

Weeks 2 & 3

Appraisal Received

Loan Approval Conditions

Contingency removals

BUYER

Provide lender with any additional documents
for loan approval
Review Inspection Reports and negotiate any repairs
Sign any additional paperwork required by agents,
lenders or escrow

SELLER

Review Inspection Reports and
negotiate any repairs
Sign any additional paperwork required by
agents, lenders or escrow

Weeks 4
Closing

Loan Documents Issued & Signed

Buyers’ final funds to escrow

Lenders Funds to title

Recording with County Recorder

BUYER

Meet final lender conditions
Loan Disclosure issued and signed (3 day waiting period begins)
Arrange for transfer of utilities
Arrange loan doc signing appt
Final Walk thru
Arrange transfer of keys with agent

SELLER

Arrange appoint to sign Grant Deed
Transfer utilities & HOA pool keys
Prepare for Buyer final walk thru (repairs should be complete)
Home is vacant and clean
Arrange transfer of keys with agent
